Loft Conversion Wembley | Fixed-Price Local Builders

Loft conversion Wembley work on an ordinary HA0 or HA9 house is often permitted development — unless you sit in a Brent conservation area, an Article 4 street, a listed building or a flat. GSMS Construction Ltd surveys the roof, confirms the planning route, then builds dormer, hip-to-gable or Velux conversions on a fixed-price contract. Call 07717 790273 for a free survey.

  • Match the roof to the street: rear dormers on many terraces around Wembley Central and Alperton; hip-to-gable plus a rear dormer on 1930s hipped semis in Sudbury, Preston and Tokyngton.
  • Sudbury Court and Wembley High Street conservation areas — with Article 4 on residential streets — usually take a loft out of permitted development.
  • Building Regulations apply to every habitable loft, even when planning permission is not required.
  • Fixed-price after a free survey. 5-year workmanship guarantee. In-house steels and RC capability, not a loft-only subcontractor chain.

Planning permission for a Wembley loft

National Class B rules sit on the Planning Portal loft conversion page. For a house that is not a flat, not listed and not on designated land, a roof enlargement can be permitted development if you stay within 40 m³ on a terrace or 50 m³ on a semi or detached house, do not raise the ridge, do not come out on the principal roof slope fronting a highway, set dormers back from the eaves by 20 cm where required, match materials, and obscure any side windows.

Brent then layers local controls. Check designation on Brent Council’s conservation areas list and the interactive planning map before you assume PD. The borough lists 22 conservation areas; householder schemes that need a full application are also judged against Brent’s Residential Extensions and Alterations SPD (in force from January 2025).

On a clean PD scheme we still recommend a Lawful Development Certificate so the route is on the file when you sell. That certificate is worth having on any loft conversion Wembley sale pack. Class C rooflight alterations are a different right from Class B enlargements — a Velux-only scheme can remain PD in places where a dormer would not.

Roof types across HA0 and HA9

Wembley is not one housing stock. A loft conversion Wembley quote written for a Croydon terrace or an Ealing Metroland hip will mis-read a Tokyngton semi or a Wembley Park flat. We start with the postcode, then the pitch, then the neighbours. Open a street type below.

1930s semis in Sudbury, Preston and Tokyngton

1930s semis in Sudbury, Preston and Tokyngton

Inter-war semis here typically have a hipped side roof. A rear dormer on its own often leaves a cramped triangle. Hip-to-gable squares that side wall; a rear dormer within the 50 m³ semi/detached volume then makes a full-width room. That is the Wembley 1930s pattern.

Parts of Sudbury Court sit inside a conservation area with Article 4. A street-facing hip-to-gable is often the item that drops you out of permitted development, even when a rear dormer alone would have been fine. We check the designation before we draw the gable.

Terraces around Wembley Central and Alperton

Longer pitches, party walls and tight rear access are common in HA0. The workhorse is a rear dormer that sits off the eaves, uses matching tile or slate, and leaves the street elevation alone. Velux suits the minority of lofts that already clear standing height and only need light, insulation and a stair. Party wall notices are the rule on these terraces — see the GOV.UK party wall guidance.

Wembley Park and regenerated stock

Around the stadium and newer blocks, many homes are flats or maisonettes. Flats do not get the same Class B loft rights as houses. If your title is a house with a convertible roof, we still survey head height, trusses and stair. If the numbers do not work we say so on the free survey.

How we quote a loft conversion Wembley

We do not publish a made-up Wembley price table. Your contract is a fixed price after we measure the roof, stairs, steels and finishes. Planning, structural-engineer and party-wall fees stay extra unless we wrap them into a managed package.

Loft conversion Wembley bedroom with rear dormer light by GSMS Construction Ltd

What moves a quote: an en-suite, an L-shaped rear addition, steel to a trussed roof, or conservation materials. Call 07717 790273 or 07453 292996 for a free survey, Monday to Saturday, 9am–5pm.

Dormer loft in Wembley: hip-to-gable or Velux

Three loft types cover most loft conversion Wembley jobs in HA0–HA9. We do not draw a front dormer on a conservation street to win the survey.

01

Dormer

Default on many terraces and semis where a rear box buys head height. Rear-facing, set off the eaves, matching covering. Aim: a double bedroom and, where width allows, an en-suite.

02

Hip-to-gable

Default on 1930s hipped semis in Sudbury, Preston and Tokyngton. Often paired with a rear dormer. Volume and the street-facing hip decide PD versus a full application.

03

Velux / rooflight

When the pitch already gives height, or when conservation frontages make a dormer the wrong fight.

If your roof genuinely needs a mansard or an L-shaped rear addition, we will say so after the survey. We will not invent a fourth catalogue product to fill a menu.

Building Regulations for a habitable loft

A habitable loft is building work. You need Building Regulations approval for the new floor, altered roof, stair, fire protection, insulation, ventilation and electrics. Planning and Building Regulations are separate — we coordinate with Brent Council Building Control on both tracks when both apply.

Structure, fire, stairs and energy — tap to open

Structure, fire, stairs and energy — tap to open

  • Structure. New joists and steels sized to the span. Trussed roofs are not a few extra ties — our in-house RC and steel capability matters here.
  • Fire. A protected escape route, fire-resisting doors and interlinked detection when you add a storey more than 4.5 m above ground — typical on a two-storey Wembley house.
  • Stairs. Geometry, headroom and a landing that does not steal the best first-floor bedroom without a plan.
  • Energy and services. Roof U-values to current Approved Document L; Part P electrics; a proper en-suite if that is in the spec.

Frequently asked questions

Open a question. These are the planning, cost, programme and conservation queries HA0 and HA9 owners actually ask.

Do I need planning permission for a loft conversion in Wembley?

Often no on an ordinary house outside a conservation area and outside Article 4, if the enlargement stays within Planning Portal Class B limits. Yes if you are in one of Brent’s 22 conservation areas (including Sudbury Court or Wembley High Street), listed, a flat, or you want a front dormer, a raised ridge or more volume than 40/50 m³.

How much does a loft conversion cost in Wembley?

We quote a fixed price after a free survey of the roof, stair, steels and finishes. We do not publish a made-up band for this page. En-suites, hip-to-gable work, trussed roofs and conservation materials move the figure more than postcode alone.

How long does a loft conversion take?

Guide on-site time for comparable dormer and hip-to-gable builds is typically 8–16 weeks once work starts. Velux sits at the quicker end. Planning, party wall and material lead times can sit in front of that clock.

Will I need a Party Wall Agreement?

On most HA0 terraces and many HA9 semis, yes — a Party Wall etc. Act 1996 notice is the rule where the work sits on or near a shared wall. We flag this on survey and can coordinate notices. Neighbours cannot usually ban a lawful loft, but they can slow the start if notices are late.

Can I convert a 1930s hipped roof in HA9, Sudbury or Preston?

Usually yes with hip-to-gable plus a rear dormer, subject to volume, designation and structure. The free survey proves head height and a stair that works. If the numbers do not work we will say so.

Costs, timing and converting a loft in Wembley

Do conservation streets such as Sudbury Court still allow permitted development?

Class B roof enlargements are not permitted development on designated land. Expect matching materials, subordinate rear work, and a householder application where conservation or Article 4 rules remove the Class B route. Rooflights can still be the quieter option.

Do I need to move out during a loft conversion Wembley project?

Most households stay. Scaffold, a weatherproof roof and a planned stair opening keep the house in use. Dusty days land around steels and the stair — we agree that sequence before we start.

Will a loft conversion increase my home's value?

An extra bedroom and bathroom can help in HA0 and HA9, especially where families are already competing for three- and four-bed houses. We do not invent a percentage. Finish quality, a legal stair and Building Control sign-off do more for a sale than a headline figure.

Should I apply for a Lawful Development Certificate?

Yes on a clean PD loft. The certificate is the paper trail buyers and solicitors want. It is not the same as planning permission, and it is not a substitute for Building Regulations approval.

Are you VAT registered?

Yes. VAT number 429761270. Quotes say where VAT applies.
