Why a Barnet plot is a different concrete job

Most of the London Borough of Barnet sits on London Clay. It shrinks in a dry summer and swells when it wets. A 1930s Metroland semi in Whetstone, North Finchley or Hendon usually sits on a shallow brick or mass-concrete strip. That footing was never sized for a basement box, a two-storey rear frame, or a heavy kitchen-diner slab. Add frost-susceptible silty clay at the original formation, and a “thicken the old strip” quote is how extensions crack at the junction with the host house.

Larger gardens in Totteridge, Hadley Wood and Monken Hadley still bring heave, tree roots, party-wall neighbours and Barnet Building Control calculations before a skip lands. East Barnet and New Barnet (EN4) add 750–900 mm side-returns, no panel storage, and pours timed around parking on the A1000. That is the brief we price — not a generic “RC frames London” brochure.

What RC frame contractors Barnet actually pour

Most Barnet clients are not buying a 14-storey core. They need a structural package so the house — or a shop fit-out — can proceed. Typical GSMS work here:

1930s Metroland semis — Finchley, Whetstone, North Finchley

N3, N12 and N20 are garage-width side access, clay gardens, and owners who want a basement, a rear kitchen frame, or both. New RC is stiff; the 1930s house is not. We set out to the engineer’s drawing, prop the existing floors, and pour a frame that carries the new loads without racking the bay next door. Party Wall notices stay with you or your surveyor; we do not start a neighbouring excavation until that paper is in.

Larger plots — Totteridge, Hadley, High Barnet

EN5 and Totteridge lane plots can take table form, a tracked dumper and a proper spoil strategy. That is not a cheaper frame. Conservation streets in Wood Street, Monken Hadley and Totteridge village control how a retaining wall or lightwell looks. We build to the approved drawing. Larger plots still mean more clay, more temporary works, and a family often still in the house while the basement is boxed out.

Tight Victorian plots — East Barnet and New Barnet

EN4 side-returns are where in-house formwork earns its keep. Panels, soldiers and props have to fit a 750 mm gate and turn on the drive, not the pavement. If spoil has to come through the house, say so at survey — that changes labour, protection and programme.

In-house formwork versus a subcontracted local builder

Plenty of capable Barnet builders will price an extension and then ring a formwork gang for the structural week. Programmes slip: the builder waits on a shuttering crew with three other sites; that crew has never seen the clay borehole; nobody owns the falsework design when Building Control queries a prop load.

Barnet Council building control, not a generic London stamp

Structural work here is signed off by Barnet Council planning and building control, or by an approved inspector you appoint. Planning and Building Regulations are different regimes. A rear extension that squeaks through permitted development still needs a design that meets Approved Document A — loadings, foundations, walls, floors. Basements almost always need Full Plans, not a Building Notice on the morning of the dig.

We work to the engineer’s calculations and leave cover, laps, starter bars and pour joints inspectable. Council charges their own inspection fee; it is not inside our frame price unless the contract says so. Site safety sits under HSE construction rules — CDM 2015, working at height, excavations, plant. We do not dig a vertical clay face and “see how it stands overnight”.

  3. Step 3

    Formwork, steel, pour. Set-out, shutters, reinforcement, pour, cure, strike. Temporary works stay in until the concrete can carry the house. We do not leave a wet slab propped on hire acrow that nobody is watching.

  4. Step 4

    Handover. Completed building work carries a five-year workmanship guarantee . Follow-on trades (brickwork, waterproofing membranes we did not supply, kitchen fit-out) are outside that guarantee unless they are in our contract.
