RC frame contractors Enfield start with GSMS Construction Ltd in Southgate N14 — inside the borough, not a visiting gang. We pour basements, retaining walls and multi-storey frames with in-house formwork, and we fix the steels most Enfield lofts and rear extensions actually need. Call 07717 790273 for a free survey.

- Based in Southgate N14. Coverage: Enfield Town, Bush Hill Park, Forty Hill, Palmers Green and Winchmore Hill (EN1, EN2, EN3, N13, N14, N21).
- In-house RC frame and formwork — not a labour-only gang plus a hired shuttering firm.
- Guide for an RC frame structure: £25,000–£80,000, typically 8–16 weeks. Fixed price after survey.
- London Clay, Enfield Council Building Control and conservation streets are priced in, not extras.
- Five-year workmanship guarantee. VAT 429761270. Monday–Saturday, 9am–5pm.
This page is the Enfield core, not Edmonton. For jumpform, slipform, podium slabs and temporary works as a capability list, use RC frame and formwork. For the reduced-level dig, use digger hire with driver Enfield.
What RC frame contractors Enfield actually build
On this side of the borough the job is rarely a twenty-storey core. It is a Bush Hill Park rear addition that needs a reinforced ground beam, a Southgate semi that wants a basement under the garden, or a Winchmore Hill loft where the steels land on new pads. We still pour multi-storey frames and podium slabs when the drawing says so. We just show up as a Southgate contractor who already knows the streets.
- Basements and retaining walls, including the waterproof build-up your engineer specifies.
- Ground beams, pile caps, columns, suspended slabs and stair or lift cores.
- Podium slabs and short multi-storey frames for mixed-use or larger houses.
- Heavy reinforcement and temporary works so the pour is safe on a live street.
- Steels for lofts, wall removals and house extensions in London — residential structure next to the RC, not instead of it.
Enfield Town is not Barnet: Totteridge and Hadley are larger plots under Barnet Council. This is not Edmonton either — N9, N18, Fore Street and the A10 corridor sit on a sister post. The stock here is Edwardian EN1, town-centre EN2, and the Piccadilly-line belts in N13, N14 and N21.
A Southgate crew, not a visiting gang
GSMS Construction Ltd is at ZERO VILLA LTD, 532 Southgate, 5th Floor, London N14 6BN — inside the London Borough of Enfield. Plant, formwork and the people who set it do not start the day in Hertfordshire or Essex and “cover Enfield” on a map.
On a permit street off Church Street that is who attends the Building Control inspection, who walks the access before the pump is booked, and who already knows a Forty Hill frontage is not a blank canvas. The national RC page still lists Croydon, Wembley, Grays and Bexleyheath because we work there. Enfield is home borough.
The same in-house concrete discipline sits behind commercial work we publish — Morrisons Daily, and Global Fresh Bazaar in Ilford. Useful if you are a main contractor checking a live-site record. It is not a substitute for walking your EN2 garden.
Enfield Town, Bush Hill Park and Forty Hill
EN1 Bush Hill Park is Edwardian terrace and villa stock with 750–900 mm side-returns. Formwork for a rear ground beam or retaining wall has to break down, go through the gate, and go back together one brick from a neighbour. Party Wall notices are normal. We will not quote a standard shuttering day-rate and then find the panels do not fit.
EN2 Enfield Town and Forty Hill mix town-centre parking, listed fragments and conservation streets. Forty Hill, parts of Enfield Town, Bush Hill Park and Winchmore Hill sit under Article 4. That does not ban an RC basement or an extension; it does ban treating permitted development as a given. Check Enfield Council planning before anyone cuts a lightwell on a conservation frontage.
N14 Southgate and Oakwood are our own postcode: 1930s semis, Piccadilly-line streets, clay gardens. N13 Palmers Green is similar, with garage-width side access. N21 Winchmore Hill and Grange Park often have deeper rear gardens — still clay, still conservation in places. EN3 (Ponders End, Enfield Highway, Brimsdown) is in the borough core and we quote it; it is not the story of this page.
London Clay and Enfield Building Control
Almost every plot from Southgate to Enfield Town sits on London Clay. It shrinks and swells. Trees on a Bush Hill Park street or a Winchmore Hill garden change founding depth. Approved Document A (Structure) is what Building Control will measure the frame against: loads have to reach the ground without damaging the neighbour, and ground movement must not wreck the new work.
- Foundation and basement depths follow the engineer and the clay, not a 1 m rule of thumb.
- Enfield Building Control (or your approved inspector) will want the formation, the reinforcement and the cover before we pour. We programme that hold-point. We do not pour and hope.
- Heave precautions and drainage to the drawing are part of the RC package, not a later snag.
- Excavation is the same Southgate plant we already run as operated digger hire in Enfield — one firm for the dig and the frame on a tight garden.
A cheaper quote that skipped the clay, the trees or the inspection is not a saving. It is a frame that fails Part A.
Basements, retaining walls and residential steels
Basements in EN1, EN2 and N21 are usually a single storey under the house or the rear garden. The RC is still the structure: slab, retaining walls, sometimes a piled liner, always temporary works so the existing house does not move. Waterproofing follows the engineer. We install Type A, B or C as specified; we do not invent a system on the day.
Plenty of Enfield jobs never need a full basement. They need steels. A loft in Palmers Green, a wall knocked through in Southgate, a wrap-around in Bush Hill Park — all of that sits on beams and, often, new RC pads or ground beams, because clay will not take a point load on brick corbels. We fix the steels and we pour the seats they land on. That is the residential structure this borough actually asks for, with basement RC when the drawing goes down.
Mixed-use or retail shells are quoted from the same desk. See commercial property services if the frame is a shop or a small block rather than a house.
In-house formwork on Enfield plots
The national service page lists the systems. This page is how they land here. We design and erect the formwork ourselves: custom shuttering for awkward garden walls, table form where a repeating slab is worth it, jumpform or slipform only when a core needs it, and high-load propping under suspended slabs in occupied houses. In-house formwork design is the point. A visiting gang with one panel size will over-order or leave a bowed wall.
On an Enfield Town or Southgate plot the constraints are access, neighbours and the pour window — not building height. We set kickers, fix cages to the bar schedule, check cover, and pour to the signed slump. Cube tests and strike times sit in the method statement. Temporary works for the dig and the falsework stay on one job, so a Bush Hill Park garden is not two contractors arguing over the props.
Jumpform, slipform, table form, heavy reinforcement and podium slabs are described on the RC frame and formwork page. Use that URL for the technical list. Use this one when the site is EN1, EN2, N14 or N21.
RC frame contractors Enfield: guide prices
Published guide for an RC frame structure: £25,000–£80,000 and 8–16 weeks on site. A pair of ground beams and pads under a Southgate extension sits at the lower end. A waterproof basement with retaining walls and a suspended slab in Forty Hill sits at the upper end, or needs its own quote.
- Depth and clay — trees, heave precautions, pile caps versus trench-fill.
- Access — micro-plant and hand-carried shutters versus a pump on the street.
- Conservation and Party Wall — programme, not just extra paper.
- Whether steels, waterproofing and the reduced-level dig are in the same package.

Planning, AD A and site safety
Planning and Building Control are different applications. Many internal steels are Building Control only. New basements, lightwells and most extensions need planning as well, and conservation streets in Forty Hill, Enfield Town, Bush Hill Park and Winchmore Hill tighten that further. Start with Enfield Council planning. We work to the approved drawings.
Structure is judged against Building Regulations Approved Document A. Site practice sits under HSE construction rules, including CDM, working at height on falsework, and excavation support. Temporary works are designed, not improvised with acrow props from a van.

Yes. 532 Southgate, 5th Floor, London N14 6BN — Southgate, inside the borough. Enfield is home, not a pin on a coverage map.
A new basement or lightwell usually needs planning. Article 4 streets make permitted development the wrong assumption. Building Control is always required for the structure. Check Enfield Council planning; we build to the consent.
Yes, if the engineer has designed for shrink–swell, water and the existing house. We excavate, install temporary works, fix the RC, and hold for inspection. We will not pour a “standard” depth next to mature trees.
Yes — EN1, N13, N21, plus EN2 Enfield Town and N14 Southgate. EN3 is quoted. N9 and N18 are not.
Yes. Many Enfield jobs are steels on new RC pads or ground beams, not a full frame. We do both so the loft, knock-through and basement are one contractor.
Yes. Design, custom shuttering, propping and strike are in-house. You are not asked to hire a second firm for the moulds.
