What RC frame contractors Edmonton actually pour
An RC frame is the load-bearing skeleton: foundations and ground beams, columns, walls, cores, beams and slabs in reinforced concrete. On Edmonton plots that usually means a basement or retaining wall under a terrace, a small multi-storey infill, or a podium slab over servicing at the back of a Fore Street or industrial unit — not a decorative floor slab.

N9 and N18 density is not Enfield Town
Edmonton is denser than Enfield Town or Bush Hill Park, and tighter than a large-plot Barnet garden. Lower Edmonton (N9) is terraces off Fore Street and Church Street, parked-up side streets, and shop-fronts that still trade while the rear of the plot is in the ground. Upper Edmonton (N18) sits on the North Circular edge: mixed 1930s and newer stock, Silver Street and Angel Edmonton, plus industrial and retail strips that need slabs, retaining and occasional frames rather than a quiet garden extension.
Edmonton Green is the pinch point. Bus station, shopping centre, and the Fore Street / The Broadway frontage mean crane, pump and wagon space is borrowed, not given. Regeneration around the Green and the Meridian Water / Leeside edge of N18 is changing floor plates, but the day-to-day RC job is still an infill basement, a rear extension frame, or a commercial slab with nowhere to store shutters overnight. Ground is London Clay, wetter toward the River Lea — heave, working-space and spoil routing matter.
Fore Street, Edmonton Green and North Circular logistics
The A10 (Great Cambridge Road / Hertford Road) and the A406 North Circular decide when a wagon actually reaches the gate. A 7am pour on a Lower Edmonton side street is not a Bush Hill Park rear garden. We plan delivery windows around Fore Street and North Circular peaks; pump or crane standing that does not block a live shop-front or bus lane without a licence; shutter and rebar storage on the plot or a tracked dumper run (there is rarely a compound); and spoil off the clay before Leeside turns into a sump.
Excavation for those basements and footings is already priced as operated plant on digger hire with driver Edmonton (N9/N18, Fore Street access, London Clay). This page does not rewrite that hire offer. If the frame needs a reduced-level dig, we use the same local plant. Temporary works — high-load propping, custom shutters, sequenced pours — are how you build on a 750–900 mm side-return. HSE construction rules apply to the excavation, the falsework and the pour.
Mixed commercial RC plus residential basements
Fore Street and the N18 industrial/retail strips are not a pure housing estate. Ground-floor commercial with residential above, warehouse slabs that pick up a mezzanine, and retaining between a yard and a neighbour’s garden all sit on the same postcodes. That mix is the Edmonton angle: a basement under a terrace one week and a commercial slab or podium on an industrial access road the next.
We will not invent an Edmonton retail frame. In-house formwork, jumpform and heavy propping
Formwork is the mould. If it moves, the concrete is wrong. GSMS designs and installs that mould rather than hiring a shuttering gang who leave when the pour is struck. On Edmonton plots that usually means traditional and bespoke shutters for basements and retaining, because the gate is too tight for a catalogue panel system to land in one lift.
Where the scheme is taller or repetitive — mixed-use cores, podium decks, repeating floor plates — we use jumpform and slipform for verticals, table form for slab cycles, and high-load propping until the concrete takes load. In-house formwork design is the difference on a congested Fore Street pour: kickers, stop-ends, box-outs, and a strike sequence that does not trap the pump in the only side-return. From our published Croydon builders cost table, an RC Frame Structure is a 2026 guide of £25,000–£80,000 and 8–16 weeks. That is a guide, not an Edmonton menu. Tight Fore Street access, clay heave, waterproofed basements, early pours on the North Circular edge, and heavy reinforcement all move the figure. Planning, structural engineer and party-wall fees stay extra unless we include them in a managed package.

A small residential basement or extension frame often sits in that 8–16 week band once design information is issued. A commercial podium or multi-storey infill can run longer. Enfield Council planning, Approved Document A and HSE
Edmonton is in the London Borough of Enfield. Planning applications, pre-app and Building Control for N9 and N18 go through Enfield Council planning, not Barnet and not a Canadian municipality. Basements, additional storeys and mixed-use changes of use are planning questions before they are concrete questions. We flag that on survey. We do not pour against an assumption of permitted development.
Structure is Building Regulations Part A. We build to the engineer’s drawings and to Approved Document A guidance on loading and ground movement — relevant on London Clay and on plots toward the Lea. Site safety for excavations, falsework, plant and pours follows HSE construction guidance. Lines are Monday–Saturday, 9am–5pm.
